Official maps say Eivissa; boarding passes the world over say Ibiza. Under either name, the island holds one of the highest shares of foreign residents in Spain: according to the INE census, around 28% of the people living in the Pityusic Islands hold a foreign nationality, the highest figure in the Balearics. And they are not just passing through: some run their business from Santa Gertrudis, some have bought a farmhouse up near Sant Joan, some have spent years raising children between Vila and Sant Jordi. Roots like those generate serious paperwork. In the Balearics, roughly three in ten home purchases are signed by a foreign buyer —the highest proportion in the country— and a large share go above half a million euros, according to the land registrars. Behind every deal sit deeds, powers of attorney granted before notaries in London or Paris, bank certificates and entire due diligence files that the notary and the Ibiza Land Registry can only accept in Spanish.
